We put together this list of new and newer condo complexes above $1M. These are ordered older to newer. We consider 2010 forward is newer for a condo. All of these complexes have upscale amenities, including large exercise rooms, indoor and outdoor pools, a lazy river, and garage parking. I thought that organizing them this way might help.
Phoenix West I&II 23972 (West I) and 23450 Perdido Beach Blvd (West II), Orange Beach
West I opened in 2005 and West II opened in 2013. These are very large and similar buildings with all the Phoenix Amenities and they are each still in great shape. The lobbies, exercise rooms, even the hallways are extra large. The 3Br units in each building are 1,950 sq ft and the 4Br corner units are about 2,550 sq ft.
Here you'll pay $1.2-3M ish for interior 3BR units and $2M+ for 4BR corner units. Master bedrooms are not on the gulf. But a large number of owners prefer these condos because they are very spacious. Notice how these have held their value and are priced about the same as the brand new Phoenix buildings.
HOA fees (recently increased)
West - 3BR $1,197; 4BR corner- $1,350 approx.
West II - 3BR $1,019;4BR corner- $1,450.
West II has approved (spring 2023) new pool deck improvements, which will be really nice, including a bar/snack bar (like Turquoise has) and a new pool and covered grilling area.

Turquoise - Best of the best when it opened in 2009. What people love about Turquoise Place condos in Orange Beach: high ceilings, lots of space, these are very large condos, curved architecture (not boxey), lazy river, and the downstairs poolside bar/grill. The kitchens feature gas ovens and oversized, upscale appliances The number one most liked feature of Turquoise Place condos is the larg ebalcony with a hot tub and gas grill. 3BR units, 2,300 sq ft, sell for $1.6-7M. 4 BR units, 3,500 sq ft, sell for $2.8 plus.
Annual gross rentals for a 3BR should be around $100K and around $150K for the 4BR units. But there are some significant exceptions.

Turquoise has acquired an adjacent tract and is building a parking garage with rooftop amenities, including a putting green and pool. We look for this project to be complete in 2024.
Note - Turquoise was down for an extended period after Hurricane Sally and it was necessary to replace some glass.

Phoenix Gulf Shores, 801 West Beach Blvd., Gulf Shores
Phoenix Gulf Shores opened in 2017 and is on West Beach Blvd in Gulf Shores. The advantage here is walkability, just a couple of blocks from the center of Gulf Shores, The Hangout, and all of the nearby shopping and restaurants. Each floor has just four units.
3BR interior units, 1717 sq ft, sell for around $1.2M
4BR corner units, 1950 sq ft, sell for $1.4ish, give or take(none sold this year, only 1 is available)
HOA fees 3BR $1,086; 4BR $1,282

Phoenix Orange Beach I & II - These buildings are only a few years old. Orange Beach opened in 2019 (OB1) and Orange Beach II opened in 2021 (OB2). OBI is located right in the center of Orange Beach at 25494 Perdido Beach Blvd. The Orange Beach II building is farther East, nearer the Pass, at 26668 Perdido Beach Blvd.
These buildings have about 24 floors and 5 units per floor.
3BR units (1770 sq ft) sell for around $1.3M; 4Br units, 1948 sq ft, sell for $1.9-2.150M. OBII does have a few 2BR units that are 1,500 sq ft and sell for around $1.1M.
Phoenix Orange Beach HOA fees 3Br $1,036; 4BR $1,139.

Phoenix Gulf Tower I & II; 22988 (Tower I), and 23008 (Tower II), Perdido Beach Blvd, Orange Beach. Tower II is on the left pictured above during construction.
Tower I opened in June, 2023. 4 units per floor, 27 stories. Corner units are 4 BR and 2,090 sqft. Most have 3 full baths, but some owners had a fourth bath added between the two exterior facing bedrooms. The 4 BR units are approximately $2M, give or take. The interior units are 3BR, 1,866 sq ft and are now selling for around $1.35M.
How much does it cost to furnish a brand new condo in Orange Beach? When buying in the building phase, you must furnish the condo. It takes about $50,000 to $100,000 for for most people to furnish a new 4BR condo in Orange Beach. You need furniture for a living room and four bedrooms, with mattresses and Televisions hung. Linens and towels for 4 bedrooms and bathrooms. And an entire kitchen with dishes, utensils, small appliances, etc. So if the building has already opened, the unit will likely already be furnished. Many of the Gulf Tower units have already been furnished.
The views are magnificent, both east over the State Park toward Gulf Shores and west toward Orange Beach.
Gulf Tower II is a sister building, and should get its Certificate of Occupancy and open sometime in 2024, possibly in time for summer. Delays should not surprise one though. Tower II is next to and on the East side of Tower I. It has 5 units per floor, and a few 2BR units that are 1540 sq fet, 3 Bedroom units that are 1,866 sq ft. and four bedroom units that are 2,090 sq ft and on the building corners, so they have more windows and more natural lighting. They also need more curtains or blinds. The East corner has the best views in Tower II. Tower I has better views than tower II because Tower II is slightly farther from water's edge. As of this writing, owners of Tower II units can still pick upgrades and colors, and will have to furnish the condo.

* On new construction condos, the developer presents a predicted budget with HOA fees. When the building gets its certificate of occupancy and is opened, the HOA meets, elects a board and adopts a budget. Typically the owners must deposit a few months of HOA fees to open the capital account and begin paying operating expenses. So these HOA fees are not set in stone. My prediction is that they will be more than stated because of insurance costs.

Originally scheduled for early 2023 opening. Parking is tight - 1 assigned space per unit, with 20 unassigned spots. This will be a bigger issue than it sounds. Perdido Dunes Tower is the only building in this list that does NOT have a lazy river.
Perdido Dunes Tower has a real nice price for 4BR new construction, significantly less than the Phoenixe buildings. With 1900 sq ft it is a hair smaller than the Phoenix 4BRs. Before going much further, I would need to research this project.
Phoenix Gulf Shores II 503 East Beach Blvd., Gulf Shores
High walkability, but not as great as Gulf Shores I. We look for this one to open in 2025, though it is projected for 2024. There are 5 units per floor, a total of 110 units. This building will be very similar to Phoenix Orange Beach II.
3BR, 1817 sq ft, selling for $1.15M ish
4BR, 2085 sq ft, selling for $1.65M
Note - the New Phoenix condos in Gulf Shores are priced a little less than the new Phoenix condos in Orange Beach.
Phoenix (Perdido) Key, 29040 Perdido Beach Blvd. (on Perdido Key), Orange Beach
4BR/4.5bath; $2.4M; 3,000 sqft
5BR/6Bath; $2.8M; 3,148 sqft
I expect this building to be head and shoulders above everything else on the beach. Huge units. Best amenities. Hot tub and grill on balconies. Very low density building with only 56 units.
Phoenix Key (3 years out)
Caribe Seaside
Another one that will be the nicest thing on the beach. Think an upgraded, even better Turquoise. Has NOT broken ground. As of the end of February, 2024 no project financing has been secured. At least 3 years out. Units are reserved with a refundable $25K deposit. Due diligence is stressed here, but this developer did complete Turquoise and Caribe.
All units will have a hot tub and gas grill on the balcony. There will be a ground level pool with indoor/outdoor grill and bar and a lazy river with swim-up bar on the 7th floor. Plus rooftop amenities, unique to coastal Alabama, are adult only and include a spa, pool and lounge.
There will be 5 units per floor. The corner units are 5BR/5.5baths, priced $1.7M and up the higher in the building. The interior units are 3/4' ~2,260 sq ft, and are priced $1.525-1.65M.

Rental Incomes
The rental incomes on all the Phoenix properties mentioned is pretty similar. A 3Br should annually gross $70-100K and a 4BR should annually gross $100-150K, with a rental management company and in today's market conditions. The variance is due to 2 main factors - how well furnished and decorated the condo is, and who manages the rentals. Although I really like the company Brett Robinson, I don't recommend it for rental management. Their returns are on the low side because they manage so many similar properties in any particular Phoenix property. I review rental ledgers on an almost daily, certainly weekly basis.
